Job Description

Since being established this firm has worked exclusively with the best Architecture and Engineering firms in the country to restore facades, exterior walls, roofs and foundations of all shapes and sizes. And are well equipped to complete anything from a simple re-clad or re-roof to an entire exterior reconstruction.

They have won a wide range of multifamily and commercial restoration projects across the Carolina's and are now looking to bring on an experienced Project Manager to help them manage this workload and service the growing client base. Responsibilities

  • Review construction documents, contracts, and estimates after award to align the team.
  • Plan site logistics and project phasing; create and maintain the CPM schedule.
  • Manage submittals, especially for long lead items, to keep the project on track.
  • Make decisions that benefit both the company and the client while anticipating issues early.
  • Update and track the CPM schedule, resolving delays and field issues proactively.
  • Manage long lead items and potential conflicts with solutions ready.
  • Act as the main point of contact, keeping all stakeholders informed.
  • Lead regular OAC meetings to share updates on schedule, submittals, RFIs, and changes.
  • Oversee budget transfers, identify scope gaps, and manage buyouts.
  • Perform material takeoffs, gather pricing, and compare costs to the budget.
  • Maintain and forecast the project budget, coding invoices weekly.
  • Prepare and issue monthly pay applications with updated cost and schedule info.
  • Manage RFIs and document scope changes in real time.
  • Track and issue Potential Change Orders (PCOs) and document schedule impacts.
  • Review plans and manuals with the field team before work begins.
  • Hold pre-installation meetings for key scopes with A/E, subs, and manufacturers.
  • Address field reports and deficiencies; ensure timely material procurement.

Requirements

  • Over 4 years of experience managing commercial construction projects including restorations
  • Strong verbal and written communication abilities.
  • Exceptional customer service and interpersonal skills.
  • Highly organized with strong problem-solving and decision-making capabilities.
  • Proven ability to lead and manage teams effectively.
  • Proficient with computers, tablets, and construction management software.
  • Deep understanding of building codes, safety standards, and construction best practices.
  • Strong knowledge of construction methods, processes, and materials. In-depth understanding of building codes, safety regulations, and industry standards.
