• Inspect with Precision : Audit properties  like a detective —identify maintenance gaps, subpar vendor work, or potential issues before they escalate. No corner goes unchecked.
• Lead & Hold Accountable : Supervise runners/vendors with  zero tolerance for shortcuts . Approve invoices  only when work meets exact standards .
• Tech-Driven Execution : Master  AppFolio to track work orders, tenant requests, and property conditions (Asana skills are a bonus).
• Emergency & Preventative Action : Prioritize urgent fixes  without sacrificing long-term quality .
• Communicate Clearly : Translate inspections into actionable reports for owners, tenants, and your team.

• Extreme Attention to Detail : Your inspections  set the bar . You don’t just "check boxes"—you  find what’s wrong before anyone else does .
• 5+ Years in maintenance leadership (commercial/multifamily preferred).
• Technical Mastery : HVAC, plumbing, electrical, and building systems.
• Vendor/Vetting Skills : You  know when someone’s cutting corners and refuse to pay for half-done work.
• AppFolio Expert (required); Asana or similar tools a plus.
• Leadership : You rally teams  without sacrificing standards .
• Driver’s License & Reliable Vehicle (travel between properties required).
